Every comfort for living is sorted – great beds, en-suite shower, bathroom, lovely courtyard-garden with stone lions!So specifics:
Sleeps 6 upstairs in 3 bedrooms – 2 doubles and 1 twin. Duvets, covers, pillows and beds are lovely. The carpets are too nice to leave your shoes on so bring slippers for upstairs! There is a study and a snug so teenagers or reclusive family members can have their own space
The level of cleanliness, equipment, WiFi, resources and presentation was exceptional. We took a photograph of the cutlery drawer it was so perfectly set out!
Space in the large ‘L’ shaped kitchen, dinning, sitting area with large lantern skylight is great. There was plenty of room for our daughter to prepare with her bridesmaids for her wedding. Imagine six bridesmaids, bride, her parents and various brothers and sisters in law along with imported hairdresser the morning of the wedding. We all fitted in. The previous day we had entertained 18 people for our side of the family.
We came for an ‘occasion’ but I would love to go there again just to relax and read the books! Just the list of books would be valuable as a bucket list of what the best small library should have. The list is eclectic and varied with picture books as well as novels, history, travel even politics!
The location is a pretty village set in the Howardian hills 20 mins drive from York. If you want to explore York with its historic attractions and great food then we think Marygate car park is perfect as hidden from tourists by narrow approach but there is a lovely half mile walk in to York either via river or York museum park. There’s about 8 buses a day to York. With family nearby we quickly bought a season ticket to Castle Howard which is 20 minutes East of Pear Tree Cottage. Dotted all around are fabulous pubs and restaurants including, ‘Paradiso’ in the village and The Durham Ox’ in Crayke. Quaint and quirky shopping is available from nearby Easingwold to lovely Helmsley which has our favourite walk to Rievaulx Abbey.
What is not to like? Just about nothing! A good review must be critical so . . . we didn’t find a fizzy wine bottle stopper but fortunately had brought our own!
Finally I should point out that our hosts, Ben and Rosie, found the perfect balance of being available to help, friendly when contacted but never intrusive. We can thoroughly recommend this cottage.

We travelled quite a distance to stay at the Pear Tree House and boy was it worth it! ...
We were greeted by the lovely Ben who was very friendly and so prompt to respond to any message we sent. The place was immaculate. Downstairs is spacious with a kitchen to die for, a great social area. Such a lot of thought has obviously gone into every element of this place from the kitchen layout, quality goods, underfloor heating and every utensil you could think of. Upstairs has a warm cosy feel to it. Comfy beds and pillows. Quality bedding, just perfect. We loved it! The main bedroom with a lovely ensuite was a little more spacious but all rooms are tastefully decorated. You must check out the tea room opposite, it’s a little gem. We found it useful that household items were provided rather than a welcome pack as such. The instructions were thorough and helpful. Ben popped over shortly after our arrival to make sure we were happy. He was very pleasant and welcoming. The house is set in a beautiful village and has a lovely playground just a short walk over the road. The setting was a useful base to visit York (and the Railway Museum), the seaside, a ruined Abbey and the lovely tearoom opposite. Kitchen is very well equipped to cook your own meals. We went out each day and it was lovely to come back and relax. Ben as a host is amazing. Unfortunately I didn’t get to meet him as we were out so much but he has been very responsive and helpful over message, going above and beyond when I asked about paint colours and bathroom wallpaper! I initially applied to Ben for Fox Cottage in Helmsley, which was fully booked. Luckily, he was close to completing Pear Tree House, so I was very fortunate to be the first guest. We had the most wonderful stay to celebrate a special birthday. The village of Sutton-on-the-Forest is beautiful with well maintained front gardens. Every aspect of PTH was beautiful, starting with a pretty front garden, smartly painted white gates and a large graveled courtyard. The kitchen is astonishing with a generous island, marble worktops and floor tiles. There is perfect harmony between the traditional, (e.g. enormous AGA), and the modern appliances. It was designed by a serious “foodie”.
When my birthday dinner was cancelled due to an emergency at The Bay Tree in Stillington, we successfully used the kitchen to cook our own dinner. The private walled garden was a delight. Every aspect of the internal decor and furnishings is impeccable, in particular the use of wallpaper with William Morris prints. The principal bedroom looks onto the garden and the ensuite is lovely, including the high end Aqualisa shower. There is a spacious “dressing room” and the separate study is great for some quiet time.I enjoyed a coffee at the Sutton Estate tea room across the road, as well a nice walk through the estate forest. The location is ideal to explore all parts of North East Yorkshire including the seaside. Ben and Rosie were responsive, friendly and professional throughout. I look forward to returning to Pear Tree House.
