About Pear Tree House
Pear Tree House is a Grade II listed, late eighteenth century cottage located in one of the prettiest and most sought after villages in North Yorkshire, Sutton-on-the-Forest, which lies 8 miles north of York.
Reputably, the oldest house in the village, the original part of the property is authentically charming and retains many of its original features. But the house offers the best of both worlds because it also features a contemporary, glass-roofed extension which doubles as a large open-plan kitchen and sitting room. It is well equipped, attractively decorated and furnished to a high standard.
The house has three bedrooms and can comfortably accommodate up to six people. There is also a small box room so families with a baby or small child can be provided for as well.
Pear Tree House is dog-friendly and well-behaved dogs are most welcome.
The property was inspected and selected as ‘A Special Place to Stay’ by Sawday’s in June 2024.

What our visitors say
We were totally enchanted and amazed by this fantastic Airbnb. It was like living as millionaires! The fridge is enormous, the decor is just superb and the location is enchanting. Every comfort for living is sorted – great beds, en-suite shower, bathroom, lovely courtyard-garden with stone lions! We came for an ‘occasion’ but I would love to go there again just to relax and read the books! Just the list of books would be valuable as a bucket list of what the best small library should have. The list is eclectic and varied with picture books as well as novels, history, travel even politics! Finally I should point out that our hosts, Ben and Rosie, found the perfect balance of being available to help, friendly when contacted but never intrusive. We can thoroughly recommend this cottage.

We travelled quite a distance to stay at the Pear Tree House and boy was it worth it! Greeted by the lovely Ben who was very friendly and so prompt to respond to any message we sent. The place was immaculate. Downstairs is spacious with a kitchen to die for, a great social area. Such a lot of thought has obviously gone into every element of this place from the kitchen layout, quality goods, underfloor heating and every utensil you could think of. Upstairs has a warm cosy feel to it. Comfy beds and pillows. Quality bedding, just perfect. We loved it! The main bedroom with a lovely ensuite was a little more spacious but all rooms are tastefully decorated. You must check out the tea room opposite, it’s a little gem. Big supermarket and other shops a short drive away. Well located for everything. We wouldn’t hesitate to return. Brilliant place! Thank you!

Every now and then, you meet a host so warm and kind that you wish they were part of your own family. This was the case with Ben and his family. Communicative and generous. They went above and beyond to make my stay a pleasant one. Their home is absolutely perfect, gorgeous, spacious, well-equipped in an idyllic neighborhood. I can’t wait to return.
